Getting Started

Private property parking enforcement is a contracted service where a licensed operator monitors and enforces your parking rules on your behalf. If you manage a strata building, commercial plaza, or any property with designated parking, unauthorized vehicles deprive residents, customers, or tenants of their rightful spots. Without enforcement, the problem typically escalates over time.

Contact us by text, phone, or our contact form. We'll schedule a free consultation to assess your property and design a solution. From there we set up your signage, Towbook profile, authorized contacts, and access credentials. Most properties are fully onboarded in just a few days.

Both — and a hybrid of the two. We offer 24-hour patrol, scheduled limited patrol, and request-only enforcement. Many clients combine scheduled patrols with on-call capability for after-hours situations. We'll recommend the right level for your property's size and violation history.

Placing a Tow Request

The fastest way is to use our online tow request portal or send a text message to (604) 318-8300. Include the plate number, make/colour if known, and the exact location on the property (e.g. "stall 14, Level P2"). Only individuals whose phone numbers are listed in your enforcement contract. This protects you from unauthorized tows. During onboarding you designate who is authorized — the strata manager, building manager, security, council members, etc.

We will not act on a request from any number not on your authorized list, regardless of circumstances.

No — you can request remotely and we attend. However, if your property has a secured parkade, someone must grant access or we'll need a fob on file.

Yes. For secured parkades we require a fob or access credential on file to respond without delay, particularly after hours. We strongly recommend providing a dedicated fob during onboarding.

A fob on file = fastest possible response for late-night requests.
Signage

We supply the signs but do not install them directly, as each property has its own construction standards, strata bylaws, and building codes. We can recommend qualified contractors and ensure all placement and wording meets compliance requirements.

Most towing companies will turn down an underground impound or attempt it with equipment that risks damaging the vehicle, the structure, or both. Our fleet was purpose-built for exactly these environments — tight turning radiuses, restricted ceiling heights, and confined ramp access are all situations we handle routinely.

There is no cost to the property — ever. All towing, impound, and patrol enforcement fees are charged directly to the vehicle owner, not the strata or property. Enforcement is always $0 to the property — including patrols. All fees are charged to the vehicle owner.

The provincial Lien on Impounded Motor Vehicles Regulation applies to police-ordered impounds under the Motor Vehicle Act — not private property enforcement. For private property towing, fees are not governed by that regulation. We set our fee schedule based on the actual costs of our specialized service and follow all local regulations applicable to our service area.

Yes. We are fully insured, licensed, and operate as an ICBC vendor. Our operators are trained and certified, our fleet meets all provincial requirements, and we carry appropriate liability coverage. Insurance documentation available on request.

Terms & Conditions

Private Property Towing & Impoundment Agreement

This Agreement is between the property owner or their authorized agent ("the Client") and Benjamin Towing Corp., operating as ParkingShield ("the Company"), located at 3050 Westwood St, Port Coquitlam, BC V3C 3L7. This Agreement is governed by the laws of British Columbia.

Services

The Company agrees to provide private property towing and impoundment services for the property described in this Agreement. Services are provided as either ON-CALL (request-based) or PATROL (scheduled), or a combination of both, as selected by the Client. All patrol plans include on-demand tow request capability at no additional charge.

Authorized Requests

For ON-CALL service, the Company will only accept tow requests from authorized persons whose names, phone numbers, and/or official email addresses are listed in this Agreement. Any request from an unauthorized source will not be actioned. The Client must promptly notify the Company of any changes to authorized contacts.

Fees & Costs

There is no cost to the Client for any enforcement services. All towing and impoundment fees are charged directly to the owner of the towed vehicle. This applies to all service types including scheduled patrols.

Indemnification

The Company agrees to hold harmless the property owner and any authorized agent or manager from any action lawfully performed by the Company under this Agreement. The Client authorizes the Company to act as their agent in enforcing parking rules on the property.

Signage

The Company will supply up to 10 bylaw-compliant towing signs at no charge to the Client. Additional signs are available at cost. The Client is responsible for installation in accordance with their property's construction standards, strata bylaws, and any applicable municipal requirements.

Sign Return & Exclusivity: All signs supplied by the Company remain the property of Benjamin Towing Corp. / ParkingShield. Upon termination of this Agreement for any reason, the Client agrees to remove and return all Company-supplied signs within 14 days. Signs may not be used on a property that does not have an active Agreement with the Company. Use of Company signs without an active Agreement, or alongside signage from another towing company, constitutes misrepresentation and will result in immediate suspension of services.

The Client agrees that this Agreement is exclusive: only one licensed towing company may be contracted for private property enforcement on this property at any time. Display of signage from multiple towing companies on the same property is prohibited and will void this Agreement. If the Client enters into an agreement with another towing operator, this Agreement is automatically terminated.

Confidentiality

The identity and contact information of any person who authorizes a tow request will be kept strictly confidential and will not be disclosed to the vehicle owner or any third party under any circumstances.

Term & Renewal

This Agreement is for a term of one (1) year from the date of signing and will automatically renew for successive one-year periods. Either party may terminate this Agreement by providing written notice via email or mail. Cancellation requires written confirmation. Temporary or permanent changes to patrol instructions or authorized contacts must be submitted in writing.

Liability

The Company carries full commercial liability insurance and is an ICBC authorized vendor. The Company operates all towing with care and in compliance with BC motor vehicle and towing regulations. The Company is not liable for pre-existing damage to vehicles.
